A security and booking deposit is payable at the time of booking. This security deposit is refundable only up to 30 days after booking is made, after which time it becomes non refundable. Bookings made less than 2 months before arrival date must be accompanied by the full amount of the holiday charge.
The balance must be paid 2 months before the commencement of your holiday. If the balance is not received by the due date then your holiday will be treated as a cancellation and the client will remain liable to pay the balance of the rent. Please inform us immediately should there be a problem paying the full balance by its due date.
All cancellations must be immediately notified by telephone and then in writing (via email). If you cancel your holiday at a date later than the 30 days grace period from date of placing your booking but more than 2 months before your holiday is due to start, then only your deposit will be forfeited. If you cancel at less than 2 months prior to the holiday then the full balance remains due and is not refundable.
We would advise that you take out comprehensive travel insurance. If you choose not to then you accept responsibility for any loss that you may incur due to your cancellation.
Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us. However, we stress that any cancellation would be only in extreme or exceptional circumstances.
The number of persons using the accommodation at any time must not exceed the number of beds, except by prior written agreement with us. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
Bookings cannot be accepted from persons under the age of eighteen years of age.
Smoking anywhere on the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to. Any damage or any extra cleaning caused by guests disregarding this condition will be at the expense of the guests.
We (the owner/our representative) reserve the right to refuse a booking without giving any reason.
We or our representative reserve the right to enter the house at any time to undertake essential maintenance or for inspection purposes though we will endeavour not to disturb guests in residence.
Tenancies normally commence at 4pm unless otherwise agreed and guests are required to vacate the house by 10am (at the latest) on the day of departure, again, unless otherwise agreed. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests. Guests should please ensure all bins are emptied, all crockery etc., washed and stored away and the house left in tidy and reasonable condition.
Damage to property – Please treat the facilities and accommodation with due care so that other guests may continue to enjoy them. If you notice damage in the house, or garden, please let us know immediately so that we can take the appropriate action. If there have been any breakages during your stay, we would be grateful if you could let us know as soon as possible. The house will be inspected at the end of your holiday and you may be charged for any loss or damage found.
In making the booking, you accept responsibility for any theft, breakage or damage caused by any member of your party and agree to indemnify us in full for any loss that we may incur as a result.
Any security deposit paid will be returned within 10 days of the end of your holiday, less the cost of any damage/breakages. However, we will endeavour to return your deposit within 7 days if possible.
Guests are reminded that it is their responsibility to ensure the house is locked with windows secured anytime the property is unoccupied.
The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
Please note that if any keys are not left secured in the secure key box at the property at the end of your stay, then the cost of replacement will be charged back to you.
The client may in no circumstances sub-let or re-let the property, even free of charge.
The internet connection is free of charge but is subject to technical availability and fair usage policy.
The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building or grounds.
Children under 18 years of age must always be supervised by their parents.
If we haven't
received your preferred bed configuration 2 weeks before your stay beds will be made into the standard
configurations (x2 super King and the rest twins)
Any problem or complaint which the client may have concerning their holiday must be immediately reported in writing directly to us/our representatives and we will endeavour to put matters right. Any complaints not reported to us/the property manager at the time and only reported after the client has returned form holiday will not be considered by the proprietor.
We reserve the right to make reasonable amendments or additions to the terms and conditions.
We will not be held responsible for an curtailment or cancellation of the booking due to the weather. If unsure, please ensure you have insurance against weather events.
A maximum of two pets are permitted per property. There is a one-off pet fee of £35.00 which is charged per holiday and not per pet.
Deerclose West Farmhouse - Please note that the boundary wall/fence is NOT dog proof, so keep your pet/s on leads at all times when they go outside as sheep are nearby and are in lamb twice a year.
Pets must be accompanied by their owners in public places at all times.
Pets are allowed in the garden, provided that their waste will be collected and will be disposed of by their owners in secured disposable bags into the bins in the carpark. At all times, the guest shall maintain and keep the property and garden in a good and sanitary condition.
All equipment required for the upkeep, and feeding of pets are to be provided by the guest. Under no circumstances shall any equipment within the property be used for animal use, this includes the use of available towels, and linen for your pets. Any use of linen for their pets is to incur corresponding charges. Stained linen will be charged the laundry rate while permanently stained linens will be charged with a corresponding replacement fee.
The security deposit will cover any damages incurred which may include but are not limited to, stained bedding, stained carpets, stained linen, scratches on the furniture, scratches on the floor, extra cleaning that may be required, due to cleaning or repairs. The property will be inspected upon check out. After confirmation that no damage was found in the room and no extra cleaning efforts were required, the security deposit shall be returned.
Dream Holiday Homes shall not be liable for any loss, injuries, or illness of any pet for any reason whatsoever.
The guests shall strictly comply with the Pet Policy Agreement and other rules and regulations which may be issued by Dream Holiday Homes.
The guests accept full responsibility for any and all liability, claims, losses, costs, and expenses including reasonable legal fees, for personal injury or property damage that may be caused by or attributed to their pet/s. The guest agrees to make any reimbursement for such damages on demand.
